  • Duties, Responsibilities
  • General Scope
  • Plans
  • Thoroughly review and know plans inside and out.
  • Trouble shoot problems – resolve prior to project start.
  • Budgeting/Bidding
  • Review/makeup scope of work for subcontracts
  • Meet subs to discuss price, scope of work during budgeting/bidding.
  • Review subcontracts and qualify bids for completeness/scope of work, etc.
  • Schedule
  • Submit schedule info to mgt for MS Project schedule.
  • Develop overall schedule, maintain, and update.
  • Develop plan to schedule proper trade at proper times.
  • Review schedules w/mgt prior to start and on weekly basis thereafter.
  • Meetings
  • Schedule pre-start meetings with all subcontractors
  • Scope of work for bids
  • Pre-phase commencement of work
  • Verify course of action and that it is consistent with plans and direction.
  • Weekly site meetings w/subs, clients & reps (architects, designers, engineers).
  • Job Set Up
  • Set up job prior to commencement of any work
  • Gather required information from office, subcontractors, suppliers, etc.
  • Create schedule of GC supplied materials
  • Order and/or purchase building materials (e.g., lumber, decking, tools, supplies) in an orderly fashion no less than one day prior to when needed.
  • Subcontractors – verify that they
  • have latest updated plans
  • have all necessary materials
  • have reviewed site in advance of starting work and that site is ready for them to start.
  • Physically verify that site & materials are ready well in advance of start of each phase.
  • Physically verify that site is cleared and prepped for next phase of work then, schedule the work.
  • Do not schedule conflicting sub work.
  • Give subs ‘no excuse’ for not doing their job in a continuous manner.
  • Layout and verify planned work with each sub/employee before it goes in.
  • Permits – ensure permits are current (street, parkway, etc.)
  • Meet/schedule inspectors
  • Quality Control
  • Check-in and inspect all delivered materials to ensure they comply with orders, dimensions, finishes, etc.
  • Inspect work as it goes in, check for completeness, accuracy, etc, track defects, correct.
  • Verify work is complete prior to sub leaving.
  • Trouble shoots for issues, watch and listen to others.
  • Prepare for next scheduled work
  • Weekly site meetings.
  • Skills & Responsibilities required
  • Phone work – contact subs, suppliers, office, employees.
  • Layout ability
  • Plans/drafting/interpretation
  • CAD – draw details, scale, etc.
  • Job set up
  • Responsible (reachable at all times, on-call for emergencies)
  • Dependable
  • Timely – on time for meetings, push to meet schedules
  • Plan ahead – example for rain days verses clear days – have several jobs ready.
  • Problem solver
  • Maintain field office – neat, organized, file boxes for plans, specs, etc.
  • Perform their work in a continuous, careful, safe, and expedient manner.
  • Have own tools in good, working order necessary for doing pick up work.
  • Be physically fit to perform their duties, i.e., to lift/carry or assist workers in lifting/carrying heavy loads (e.g., 50-100+lbs per person), climb ladders and, shoveling, each from time to time and on a daily basis, properly/safely use power and other tools, etc.
  • Know good solid working knowledge of building and safety codes.
  • Must have detailed and superior knowledge of solid masonry construction including stone detailing and setting.
  • Must have detailed and superior knowledge of structural components and setting.
  • Ensure subs have proper permits prior to working (street, parkway, etc.).
  • Must, ultimately, know every aspect of high end residential construction.
  • Client interaction

  • Coordinate parking, barricades, no parking signs etc

· Site maintenance

  • Maintenance site – clean and neat.
  • Open up job, lock up each night. Verify security.
  • Ensure protection of installed materials.
  • Maintain safety – guard rails, proper ladders, fire extinguishers, first aid boxes.
  • Maintain lights, outlets, dumpsters, phones, toilet, and supplies.
  • Maintain and organize all permit and other drawings.
